Who handles door and lock problems for commercial buildings in Tampa?

We do, and it is the main thing we do. Priority Lock and Security has worked on commercial buildings in Tampa since June 2021: door closers, exit devices and panic bars, commercial levers and mortise locks, storefront door hardware, rekeying, master key systems and key control, and mailbox locks. A property manager needs more than a repair. You need a vendor who answers, shows up when they said they would, explains what they found in plain words, and leaves a record you can forward to an owner or a tenant. One number covers every building you manage in our service area, so you are not explaining your building again on each request.

What should happen to the locks when a tenant moves out?

The suite should be rekeyed before the next tenant gets keys, and the work should go through the building's locksmith, not the tenant's. Rekeying changes the pins inside the existing locks so the old keys stop working, and the hardware stays in place. In a master keyed building, each suite lock is pinned to both its own key and the building master. When a tenant brings in their own locksmith, that suite usually drops off the master, and you find out when maintenance cannot get in. We rekey turnovers inside your existing key system, issue a counted set of keys, and record the date, the door and the number of keys. The mailbox lock can be changed on the same visit. More on the tenant turnover page.

How do I get control of the keys in a building I manage?

Start with a door and key survey, then rekey the building to a written plan. Most managers inherit a building with no key records, a ring of unlabeled keys, and a few suites that someone else rekeyed years ago. We walk the building, record every door with its hardware and keyway, and test which keys open what. From that we design a master key system: each tenant key opens only its own suite, and your master opens everything. Then we keep the records, so every later change fits the same plan.

Why do tenants keep complaining about the same doors?

Because the symptom got fixed and the cause did not. The usual complaints are a door that slams, a door that will not latch, a panic bar that sticks, a storefront door that drags on the threshold, or a loose lever. They are usually connected. A sagging door makes a latch miss its strike, someone turns the closer up to force it shut, and now the door slams and is hard to open. We start with the door itself, its hinges or pivots, alignment, latch and strike, then the closer. We repair or replace hardware with the correct grade for that door's traffic. On fire exit doors, we get the hardware closing, latching and opening freely. We do not inspect or certify fire doors, and we do not replace doors or frames.

What do I get after the work is done?

A plain written description of what we found and what we did, for the owner, the tenant and your own files. Over time we build a record of your building: its doors, the hardware on each one, the key system, and what has been repaired or rekeyed. That record is what prevents surprises. When a door acts up again, we already know what is on it and what parts it takes. When a tenant leaves, the key records are already current. If we see something on site that will need attention soon, we tell you then, so it can be planned instead of becoming an urgent call.

Vendor paperwork

We are insured and can provide a certificate of insurance for your vendor file. Florida does not license locksmiths at the state level, and Hillsborough County stopped issuing and monitoring its locksmith licenses on July 1, 2025, so no locksmith in the county can honestly show you a current license; a certificate of insurance and references from buildings like yours are the credentials worth asking for.

Questions from managers

Questions property managers ask us

Do you work with property managers?

Yes. Property managers and building owners are the core of our work. One number covers every building you manage in our service area, the work is scheduled around your tenants, and we keep records of your doors, hardware and keys so a turnover does not break your master key.

Can you provide a certificate of insurance?

Yes. Priority Lock and Security carries general liability insurance and can provide a certificate of insurance for your vendor file.

Do you handle several properties under one account?

Yes. Managers and facilities teams handling doors across several properties get one number, one point of contact and one set of records, with bids and scheduled work welcome.

What should I ask a locksmith for now that Hillsborough County no longer licenses them?

A current certificate of insurance, references from buildings like yours, and a straight answer about what they do and do not do. Florida has no state locksmith license and the county program ended July 1, 2025, so a license number is no longer a credential anyone can check.

Do you do after hours work for buildings?

Our hours are Monday to Friday, 7:30 AM to 5:30 PM. For evenings and weekends, ask and we will see what we can work out; for a door that will not secure at the end of the day, text us what is happening and we will tell you plainly what we can do and when.

Door not working right? Send a photo.

We will tell you what it is, what it takes, and when we can be there.
